The Renovation consisted of converting vacant retail/apartment/warehouse space to loft apartments, enclosed parking and retail. Apartments feature an open floor plan with unique interior finishes and exterior terraces. Construction was completed and the property fully leased in March 2001. 274 South Third Street Purchased in 1997, 274 South Third Street has been converted to first floor commercial space and large loft apartments on the second and third floors. The building has been fully occupied from the time of completion and has been featured in numerous local publications and walking tours of downtown Columbus. Fully leased since completion. 245-255 W. Fifth Avenue 10,000 square foot, two-story brick historic commercial structure in Victorian Village. The property was acquired in an uninhabitable state and renovated to contain five apartments and five storerooms. The project also took advantage of Historic Tax Credits as a component of the investment. 1255-1259 N. High Street 10,000 square foot three-story brick historic structure in the Short North. The first floor was developed into commercial space and the upper two floors were converted from twenty residential units to five loft style apartments. This project was partially financed through the use of Columbus' NCR Investment Fund and Facade Grant Program. 1242-1244 N. High Street 10,000 square foot two-story commercial brick structure in the Short North. The first floor was converted from warehouse space to storefronts and open space. The second floor office space was converted into three loft style apartments. The project utilized Columbus' NCR Investment Fund and Facade Grant Program. 35-37 E. Fifth Avenue 5,000 square foot brick two story commercial structure with a single-family residence in the Italian Village area of the Short North. The buildings were renovated to house residential units and a community center. This project utilized the NCR Fund and the Facade Grant Program. 22 E. Fourth Avenue 6,000 square foot three-story brick commercial structure in Italian Village. This property was a nine-unit apartment building that was converted to a commercial storefront on the first floor and four loft style apartments upstairs. A secured courtyard was also developed for use by the tenants. This project used the Facade Grant Program for the storefront. 61-67 Parsons Avenue 10,000 square foot three-story brick commercial building in Olde Towne East. The project had been previously renovated and was in the process of being taken back by the lender at the time acquisition. The first floor was converted from one space to four storerooms and the second floor was cosmetically adjusted and rented to the Columbus Neighborhood Design Assistance Center. The third floor was a 2,000 square foot walk-up office space that was converted in to a loft apartment. This project utilized the NCR Fund and the Facade Grant Program. This property was sold in 2004. 79-83 Parsons Avenue 6,000 square foot, three-story brick commercial structure in Olde Towne East. This project was condemned and only offered four walls, all of which needed extensive repairs. The project now consists of two storefronts on the ground floor and three loft apartments on the upper two floors. A steel staircase and large balconies were added to the rear of the building giving the tenants outside areas with views of downtown. Garages were also constructed to serve the apartments and surrounding neighbors. This project utilized the NCR Fund and the Facade Grant Fund. This property was sold in 2004. 3494-3500 N. High Street 7,500 square foot two-story brick commercial building in Clintonville with three storefronts and four apartments. This project had new building mechanicals installed and improvements have been made along the way as tenants move. 1126 N. High Street Acquired in 2002, this 5,400 square foot two story commercial structure has a "Sports Bar" located on the first floor and two loft style apartments on the second floor. 15-17 East Gay Street This turn of the century four-story, 30,000 square foot brick building has been renovated into 3 commercial storefronts on the first floor, and office space and 12 live/work loft-style units on the upper floors. The distinctive Italianate architecture features limestone and brick facades, a detailed projecting cornice and heavy timber interior construction. A rooftop terrace has been added to provide outdoor space for all building tenants. 1221 N. High Street This former Ohio Savings Bank Building at the northwest corner of North High Street and Fifth Avenue, is being returned to it former glory as a mixed-use commercial and residential property. The building's restoration includes all new mechanical systems, new windows and roof and distinctive architectural features. 617 Adams Street A 15,000 square foot three-story office building in downtown Toledo, Ohio. This building was renovated in 2000 to create loft style offices with large open spaces, refinished wood and tile floors and high ceilings. The exterior features new large and operable windows with a terra cotta facade. This project used the City of Toledo Facade Grant Program. 228 Huron Street This three-story historic brick office/warehouse building in downtown Toledo, Ohio, has been renovated for use by Libby Glass as a hospitality industry showroom and training facility. The property is located 2 blocks from Fifth Third Park, home of the Toledo Mudhens. 1465 Northwest Boulevard A 3,000 square foot two-story office building that offers high visibility and convenience to downtown. The building has had new mechanical systems installed as well as a new roof. 5 East Long Street This 40,000 square foot office building is located at the corner of N. High Street and Long Street. This convenient, high-visibility location is home to over 20 small business tenants. The property enjoys 100% occupancy. 60 Fearing Street A 114,000 square foot warehouse building leased to a public warehousing operation. 2060-2098 Integrity Drive A 160,000 square foot multi-tenant warehouse facility consisting of two 80,000 square foot buildings in Columbus, Ohio. The project is currently 100% leased. The major tenant is the State of Ohio. 5835 Greenpointe Drive S. 117,000 square foot multi-tenant warehouse building built spec in 1999 currently 100% leased.
